A remodel electrical checklist covers five things: permits, load, circuits, GFCI and AFCI protection, and lighting, all settled before rough-in so nothing gets missed once the walls close. Electrical decisions are easiest to change on paper and hardest to change after drywall. Plan them with your electrician before demolition starts.
Do you need a permit for remodel electrical work?
In most Texas cities, if your remodel adds or changes wiring, circuits, outlets or fixtures, it usually needs an electrical permit. Each city runs its own permit and inspection process, so the rules in Edinburg or Brownsville may not match the rules in Plano or Garland. Outside city limits, requirements can be different again.
- Confirm who pulls the electrical permit. In Texas, that’s typically a licensed electrical contractor.
- Check licensing. Electricians and electrical contractors in Texas are licensed through the Texas Department of Licensing and Regulation (TDLR), and you can verify a license on TDLR’s website.
- Know the code. Which edition of the National Electrical Code (NEC) applies, and whether your city has local amendments, affects what’s required.
- Plan for inspections. Expect a rough-in inspection before the walls close and a final inspection at the end.
- Ask about smoke and CO alarms. Some cities require smoke and carbon monoxide alarms to be brought up to current standards when you pull a remodel permit.
Can your panel handle the new load?
Remodels tend to add load. A kitchen gets an electric range or double ovens. A garage becomes a home office with its own mini-split. An addition brings more lighting, outlets and cooling, and in a Texas summer that cooling load is not small.
- Get a load calculation before you finalize the design or order appliances.
- List every new major appliance, including ranges, ovens, water heaters, AC or mini-split units, EV chargers, pool equipment and workshop tools.
- Check panel space. Even if capacity is fine, a full panel may not have room for new breakers.
- Think ahead. If an EV charger or generator is likely in the next few years, plan for it now while the walls are open.

How many circuits does a remodel need?
The answer depends on the room, but the principle is the same everywhere: big and important loads get their own circuits, and wet areas get extra protection.
Kitchens
- Dedicated circuits for appliances such as the dishwasher, disposal, microwave, refrigerator and range, as the code and the manufacturer require
- Countertop outlets on the small-appliance circuits the NEC requires, spaced so you’re not reaching for an extension cord
- Outlets for an island, a coffee station or a charging drawer, planned before cabinets are ordered
Bathrooms and laundry
- A dedicated bathroom receptacle circuit, with GFCI protection
- Power for exhaust fans, heated floors or towel warmers
- A dedicated laundry circuit, plus the right circuit for an electric dryer
Offices and commercial spaces
- Dedicated circuits for copiers, servers, break room appliances and other heavy equipment
- Enough outlets at workstations to avoid daisy-chained power strips
- Emergency and exit lighting, and lighting controls where local codes require them
- Coordination with low-voltage trades for data, security and AV wiring

Where do you need GFCI and AFCI protection?
These two devices protect against different hazards, and a remodel is the time to get both right.
- GFCI (ground-fault circuit interrupter) protection guards people against shock. It’s required in wet and damp areas such as kitchens, bathrooms, laundry areas, garages and outdoors.
- AFCI (arc-fault circuit interrupter) protection helps prevent fires caused by damaged wires and loose connections. It’s required on many living-area circuits in homes, including bedrooms and living rooms.
When existing circuits are modified or extended during a remodel, the code may require adding protection to them as well. Your electrician should confirm exactly what your city requires during planning, not at inspection. New outlets in homes also need to be tamper-resistant, which helps keep kids from pushing objects into the slots.
Safety note: Test your GFCI outlets regularly by pressing TEST, then RESET. If a GFCI won’t reset, or trips again right away, stop using that outlet and have a licensed electrician check it. Remodel wiring belongs to a licensed electrician, not a weekend project.
What lighting decisions should you make before rough-in?
Lighting is where a remodel either feels finished or feels like an afterthought. Decide these before rough-in:
- Layers. Overhead light for the room, task light where you work, and accent light where you want it
- Recessed lights rated for the ceiling they go in, including insulation contact where needed
- Switch locations at every entry, and three-way switches for rooms and halls with more than one door
- Dimmers that are compatible with the LED fixtures you choose
- Ceiling fans, which earn their keep in a Texas summer, on boxes rated to support them
- Under-cabinet and exterior lighting, including security lights and landscape circuits
When should electrical work happen in a remodel?
Timing is where remodels slip. The usual sequence:
- Planning and design. Load calculation, circuit layout and lighting plan, before demolition.
- Demolition. Circuits in the work area are made safe before walls come down.
- Framing, then plumbing and HVAC rough-in.
- Electrical rough-in. Boxes, wiring and conduit go in while the framing is open.
- Rough-in inspection. Nothing gets covered until it passes.
- Insulation and drywall.
- Trim-out. Outlets, switches, fixtures and devices are installed after paint.
- Final inspection and walkthrough.
One of the costliest mistakes is changing the plan after drywall. Walk the space with your electrician at rough-in and confirm every outlet, switch and fixture location while it’s still easy to move.
Common remodel electrical mistakes to avoid
- Letting unlicensed workers do electrical work, which can cause problems at inspection, with insurance and when you sell
- Skipping the load calculation and discovering the panel is full after the appliances arrive
- Burying junction boxes behind drywall, where they can’t be reached. The code requires them to stay accessible.
- Too few outlets, which leads straight back to extension cords
- Choosing fixtures after rough-in, when the boxes are already in the wrong place
- Forgetting outdoor needs, like weather-resistant GFCI outlets, security lighting and a circuit for the patio
